Don’t overthink it. Our Logic Cross-Check workflow acts as a safety net for your inputs. We utilise official Ordnance Survey (OS) MasterMap data as a digital "frame" to verify your property’s footprint. Our UK-based quality team then performs a "Modular Analysis" on your photos — because standard UK bricks have a fixed size (215mm + 10mm mortar joint), we can visually verify a wall’s length just by counting brick courses. If your measurements contradict the OS map or the brick logic in your photos, we’ll simply contact you to double-check that specific area.

No special tools are required. A standard tape measure is usually enough for internal rooms, and our guide will show you how to use your smartphone to take clear photos of the exterior.

Yes. The optional Feasibility Site Survey is available within 25 miles of Retford. Outside that area, contact us before ordering and we will confirm whether a survey can be arranged and what it would cost.

We focus on planning drawings, not full construction supervision. This allows us to work much faster and charge significantly less while still providing the exact documents the council requires.

Your first draft is normally issued within 7–10 days once we have your completed self-survey and all project information reasonably needed to start, and either you have expressly requested early commencement or the 14-day cancellation period has ended.

Reasonable revisions are included during the active design and review stage while they remain within the original agreed project brief. Following each complete drawing pack, please provide written approval or, where reasonably possible, one consolidated revision list within 7 calendar days. Without a response we may place the project on hold; it can be reactivated without charge within 30 days, after which it may be administratively closed and later work may be quoted separately. Silence is not approval, confirmation of factual accuracy or authority for us to submit. Planning outcomes are decided by the council and are not guaranteed; changes after a decision or outside the original brief may be quoted separately.

Often it is down to height restrictions or overlooking neighbours. We will flag relevant risks while preparing your planning-stage drawings. Plan Pros will only submit drawings if separately authorised in writing after you have confirmed in writing that no changes are required. The best source of help is your local council or Planning Portal.

We strongly recommend waiting for planning approval and getting building regulation specs or a building notice first. Planning drawings lack the technical construction details builders need.

Building Regulations are a separate approval from planning permission — planning decides whether you may build; building regs govern how it’s built (structure, insulation, fire safety and so on). Most extensions and loft conversions need building regs sign-off before work starts, either via full plans or a building notice. Our packs cover the planning stage only and we don’t advise on building regs — your builder or your council’s building control team will confirm which route fits your project.

There are no hidden charges within the agreed scope. The published £650 packs and £899 Enhanced Pack cover one standard residential project at one existing house, with one agreed proposal, one planning route and no more than 50 m² of total new or materially altered floor area. We quote larger and more complex projects before work begins. Council application fees, specialist reports and services not expressly included in the pack are separate.

The published fixed packs cover one straightforward residential project at one existing house: one agreed proposal, one planning route and up to 50 m² of total new or materially altered floor area. This normally means a straightforward single-storey extension, garage conversion, outbuilding or comparable alteration; a straightforward loft conversion may fit after review. The 50 m² figure is our commercial fixed-price limit, not a planning-law or permitted-development threshold. It counts the combined area being newly created or materially reconfigured across all affected floors, not the whole existing house. Two-storey, wrap-around, combined, multi-building, commercial, listed, enforcement and otherwise complex projects can still be undertaken where appropriate and are led by a tailored written quotation. If an online order is outside scope, you can decline our revised quotation and receive a full refund before substantive drafting begins.
