When you need this
Many projects fall under permitted development and don't need full planning permission — but you often still want that in writing. A Lawful Development Certificate — also called a certificate of lawfulness — proves the work was lawful, which matters when you come to sell. We assess eligibility first, then produce the drawings.
An existing-use certificate based on the passage of time is a different route from a certificate for proposed permitted development. England changed the old four-year enforcement rule on 25 April 2024. Check which time limit may apply.

We visit and measure the site, so the drawings come from what is actually there rather than from your measurements. Within 25 miles of Retford.
Moves you to the front of the queue — the first draft is normally issued in 5–7 working days once we have the required project information and either early commencement has been requested or the 14-day cancellation period has ended. Added to a pack, not sold alone.

*When timing starts. The first-draft timescale starts once Plan Pros has received the completed self-survey and all project information reasonably needed to begin, and either the customer has expressly requested early commencement or the 14-day cancellation period has ended.
Review and approval. Please provide written approval or, where reasonably possible, one consolidated revision list within 7 calendar days of each complete drawing pack issued for review. If there is no response, the project may be placed on hold. It can be reactivated without charge within 30 calendar days; after that it may be administratively closed and further work may be quoted as a new instruction. Silence is never treated as approval, confirmation of factual accuracy or authority to submit drawings.
Drawings are produced for planning applications and are marked not for construction — they don't include the structural, thermal or fire-safety calculations needed for Building Regulations approval, which is a separate step. The council’s planning application fee is separate from our fee and is paid directly to the local authority.
